Summary instructions are short notes the AI follows every time it drafts a summary: write in first person, keep it under 150 words, always end by inviting the client to call me. You can set them in three places:

Generate with AI now opens a short window first. Type anything this summary should know (the buyers are first-time owners, so explain terms plainly) and pick where to remember it:
The note is added to what's already saved there. Everything else that's saved is listed under Saved instructions in the same window, and you can edit or clear any of it in place.
If an inspection combines templates, such as a standard home template plus a pool & spa one, both templates' instructions are used. Each is labeled with its template's name, so the pool notes apply to the pool.
Instructions change the writing, not the facts. The AI still only mentions findings that are in the inspection, and it still won't quote costs or promise anything is safe, whatever the instructions say.
