Limitations are now separate from defects

Mark a warning as a limitation when it records something you couldn't inspect. It gets its own section on the report and stays out of the defect counts.

"Couldn't get into the attic" and "active roof leak" are both worth telling a client. They are not the same kind of thing, and until now the report treated them the same.

Every warning now has a type: Defect (the default, and what every existing warning is) or Limitation. Mark a warning as a limitation when it records something you couldn't inspect or evaluate.

  • Their own section. Limitations appear under Limitations & Items Not Inspected, after the findings, numbered L-01, L-02 and so on. The F-numbers stay defects only.
  • Not counted as defects. They're left out of the Safety / Major / Minor / Info totals and the system-health strip. A one-line link at the top of the report points readers to them.
  • Not in repair requests. There's nothing to repair in an attic you couldn't reach, so buyers won't see limitations when they build an ask list.
  • AI summaries stay accurate. The summary mentions what couldn't be inspected in neutral terms and doesn't describe it as a problem.
  • Set it anywhere. Pick the type when you write a template warning, an issue option, or a comment-library finding, or change it on an inspection from the Warnings page. Reset puts it back to the template's choice.

The sample templates already use it. The default template's Inspection Limitations question, the basement accessibility question, untested appliances, and heating or cooling that couldn't be tested now produce limitations, as do the equivalent access questions in the asbestos, septic, pool & spa, WDO, wildlife, and energy audit templates, and every "not accessible" result in the re-inspection template.

Inspections already underway keep the template they started with, so they won't pick these up automatically. Templates you built yourself are unchanged, and nothing about existing warnings changes unless you opt in.

That's all for now. Go forth and note, accurately, the things you were never going to get to.
