The house is in good condition for its age and I found no structural, roofing, or major system concerns. The pool is where your attention and your money should go.
The pool barrier does not meet current safety standards. The gate does not self-latch, there is no pool alarm, and the depth markers and no-diving signage are missing. Individually these are small line items; together they are the difference between a compliant barrier and one that a child can walk through. If you have or expect young children, treat this as a before-move-in item, not a someday item.
The heater does not run. It powers up and then locks out on ignition. That could be a cheap flame-sensor cleaning or a failed heat exchanger — you won't know which until a pool technician puts a gauge on it, and the difference between those two outcomes is meaningful, so I'd get that number before closing.
The filter is running well above its clean starting pressure and the water was cloudy the day I was there, both of which point to service being overdue rather than to equipment failure. The house items in the findings list are ordinary upkeep.

Two zones off a single furnace and condenser. Both stages ran and the cooling split measured 17°F. Duct insulation in the attic has pulled away at several joints, which costs efficiency in an unconditioned space.
