Terms of Service

1. Acceptance of Terms
By accessing or using Eave, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our service.
2. Description of Service
Eave provides a home inspection report builder that allows users to create, manage, and share property inspection reports. Features include customizable templates, photo uploads, PDF report generation, and organization features for teams to collaborate with shared templates and reports. Every account includes a free tier allowing up to 5 inspections. A paid subscription, processed through Stripe, is required to create additional inspections beyond the free tier.
3. Free Trial & Subscriptions
Every Eave account includes 5 free inspections. Inspection quota is counted per user and includes all inspections ever created — archived or soft-deleted inspections still count toward this limit and cannot be reclaimed by deletion.
After the free tier is exhausted, a paid subscription through Stripe is required to create new inspections. Existing data remains accessible in read-only form regardless of subscription status.
No refunds: All subscription payments are non-refundable. If you cancel your subscription, your access remains active through the end of the current billing period. After the billing period ends, your account reverts to read-only access — existing inspections can still be viewed but cannot be edited, and no new inspections can be created until the subscription is renewed.
4. User Accounts
Eave uses Google OAuth and magic-link email for authentication. By signing in, you authorize us to access basic profile information from your Google account (name, email, and profile picture) where applicable. You are responsible for maintaining the security of your account. You agree to accept responsibility for all activities that occur under your account.
5. User Content
You retain ownership of all content you upload to Eave, including inspection data, photos, and reports. By using our service, you grant us a limited license to store and process your content solely for the purpose of providing the service.
6. Photo & File Uploads
Eave allows you to upload photos as part of your inspection reports. Uploads are subject to the following limits: maximum file size of 2MB per photo and a maximum image dimension of 1920 pixels. Supported formats include JPEG, PNG, WebP, and HEIC (which is automatically converted to WebP). You must not upload content that is illegal, infringes on the intellectual property rights of others, or contains malicious software.
7. Organizations
Eave allows users to create or join organizations for team collaboration. Organization owners may invite or remove members at their discretion. Data shared within an organization, including templates, inspection reports, and related content, is visible to all members of that organization. If an organization is deleted, all members are removed from the organization. You acknowledge that any content you contribute to an organization may be accessible to other members. If a member deletes their own account, they are removed from the organization (or the organization is deleted if they were its only member), and any templates or other content they created, including content shared with the organization, are deleted along with their account.
8. Acceptable Use
You agree not to misuse the service, including but not limited to attempting to gain unauthorized access, interfering with the service's operation, or using the service for any unlawful purpose.
9. Disclaimer of Professional Advice
Eave is a tool for creating and managing home inspection reports. It is not a substitute for professional home inspection services, engineering assessments, or any other professional advice. The reports generated using Eave are the sole responsibility of the user who creates them. We make no representations or warranties regarding the accuracy, completeness, or reliability of any inspection report created using the service. Users should rely on qualified professionals for all inspection-related decisions.
10. Electronic Signatures
Eave offers a client "type signature" feature as a convenience feature only. It is not a legally binding electronic signature service and is not certified for compliance with ESIGN, UETA, eIDAS, or equivalent electronic signature laws or regulations.
When a client uses this feature, Eave records their typed name, IP address, and a SHA-256 hash of the PDF report at the time of signing as audit metadata. This information is stored but does not constitute a legally enforceable signature.
You are solely responsible for determining whether this feature meets your legal, professional, or jurisdictional requirements for client acknowledgment or consent. Eave makes no warranty that the type-signature feature satisfies any particular legal standard. If your work requires legally enforceable signatures, you must use a compliant electronic signature service.
11. Licensing & Professional Compliance
You are solely responsible for maintaining all required licenses, certifications, registrations, and compliance with applicable local, state, provincial, or national regulations governing home inspection services in your jurisdiction.
Eave does not verify that users are licensed home inspectors, and use of the service does not confer any professional credential or regulatory approval. Reports generated through Eave must comply with all applicable professional standards and regulatory requirements; that compliance is your responsibility, not Eave's.
12. Limitation of Liability
Eave is provided "as is" without warranties of any kind, either express or implied. We shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the service. Without limiting the foregoing, we assume no liability for the accuracy, completeness, or reliability of any inspection reports created using Eave. We make no warranties that reports generated through the service meet any particular professional standard or regulatory requirement. You are solely responsible for verifying all information contained in your reports.
13. Termination
We reserve the right to suspend or terminate your account at any time if you violate these Terms of Service or engage in conduct that we determine, in our sole discretion, to be harmful to other users or to the service. You may stop using the service at any time. If you cancel a paid subscription, access continues through the end of the billing period and then downgrades to read-only access for existing inspections. Upon full account termination, your right to access the service will cease immediately.
You may also delete your own account at any time from Settings → Account → Profile. This permanently deletes your profile, templates, and non-published inspections. See Section 5 ("Data Retention") of our Privacy Policy for what happens to inspection reports you have already published before deleting your account.
14. Governing Law
These Terms of Service shall be governed by and construed in accordance with applicable laws. Any disputes arising from or related to these terms or your use of the service shall be resolved in accordance with applicable law.
15. Changes to Terms
We reserve the right to modify these terms at any time. Continued use of the service after changes constitutes acceptance of the updated terms.
